Ownership

One of our clients has bought several bits of old stone in Umbria.

They haven't been able "to pay the last of the money" (25%) as the "builder" hasn't "sold" the rest of the complex - so they still don't own the property (as far as I can make out).

They have "bought" a renovation property with a"shared" pool which won't be completed till the "builder" has sold the rest of the plots.

They are paying e350.00 a quarter for grass cutting for a property that hasn't been restored yet.

Are these the "daftbrits" people refer to?

I really want to help them get the some good advice - what do you suggest?

What does their contract say? Did they agree the ‘not till they are all sold’ clause? Do they have a time limit or are thee penalty clauses for if they can’t take possession?

Time to go back to their solicitor, if they have one!

I sincerely suggest you keep as far away from it as possible. If they follow any advice you may offer and things do not pan out well, it will be your fault.

Hmmm and Arrhh in all the right places as they tell their tales of woe - but say nowt to "advise".

DaftBrits have a habit of blaming everyone else for their stupidity.

Jints, give 'em a slap and tell them not to be so nieve and gullable next time. It beats me how any sane person buys a 'house' over here and doesn't ask pertinent questions, and gets a decent Solicitor/ Notiao that they can understand, to build in penalty clauses for the 'what ifs'; and if they don't agree to it walk away.

You're probably right (as usual) - It just amazed me that these very clever (and very nice too) people are so nieve.

I forgot to mention they are paying a British couple in Umbria to"help" them - says it all really!

I'll start practicing my "hmmms" and "reallys?"

Seriously, unless this was a deliberate rip-off, AND they took absolutely no advice, they should be able to get out of a decently written contract with virtually no penalties.
